[Finance] Marry the home but date the rate - review potential financing options that may be available to your client, explain the alphabet soup of PMI, MIP and ARM and explain available loan products and programs.

[Unauthorized Practice of Law] Murder-Suicide-Death, are sellers required to disclose? Does "As Is" absolve sellers of the duty to disclose? To whom do you owe a fiduciary responsibility in a transaction? Are you familiar with the Brokerage Relationship Disclosure Act? Don't end up on the 11 o'clock news, real estate transactions are regulated by common law, federal statutes and state statutes, all covering what you, as a licensee are permitted to do, learn before it's too late.

[Negotiating and Counseling] Understand the different personality types and the principles of  negotiation for a positive outcome. In a manner of speaking, you already are a counselor to your clients; this is an all-inclusive process offering support, trust and dependability to clients. Determine if real estate counseling may be a niche opportunity for you to earn additional income.
